Uh... don't his leverage comments mean now is the WORST time to buy ever? Leverage amplifies gains, but it also amplifies losses.

I agree that in the long run, even buying in a bubble won't ruin you. But how many people who bought in this bubble sat down and figured out how to afford staying in that house for the next 10-30 years if house prices stagnated?
