Wannabe homeowners who are self-employed or have had their current job fewer than three years may feel like they're shut out of investment and homeowneship because of the new tighter lending restrictions.

Not so. I was sitting around with Troy Funk of CutNDeals.com, a Scottsdale-based wholesaler. He has been seeing a lot of first-time buyers come in with their agents and strike good deals.

“They can paint and carpet, live in there for two years, roll over – it’s tax-free because it’s a personal residence – and move up," Funk said.

Most first-time buyers have no idea wholesalers exist or what they do. If you want to get a great deal for a house that needs some TLC and do a two-year fix and flip, now is a great time to strike a deal with a wholesaler.
