HERE IS A "PICTURE" OF POSSIBLE RELIEF TO THOSE FACING ADJUSTABLE RATE LOAN RESETS AND RECASTS:
With the exception of Libor-based products, most ARMs lag current rates because they typically take a 12 month average, looking back 12 months. This is true for COFI, COSI, CMT, and the MTA (constant monthly maturity of the one year treasury) products. So, these loans may have a bit more on the upside before coming back down. The market will take what it can get.
