A BUYER'S MARKET? WHERE?

Posted on 10/29/2006 23:11 PM | Link | Post Comment
According to the U.S.A. Today, it's starting to look like a buyer's market. In places like Miami and San Diego, where inventories are very high, I say that it's not time yet. And, don't hold out for foreclosures because banks have no desire to take losses. At least not yet.

Note the low inventory levels in San Francisco & Boston. The graph displays a break at 6 months. The reason is that 6 months is generally seen as equilibrium between buyers and sellers.

Missing form the list is Phoenix! I can tell you that we are about 8 months. From the bottom of 2005 (4500) to right now (45,000), our inventory has increased 10 fold. Being number 2 on the The 10 best U.S. cities to find a job list will help cut that number as well as the fact that 8600 people move here each month.
