Request For Agents …
I am a real estate broker.
I have several real estate agents working for me.
I am looking for two or three more agents to complete my team.
The main advantage of working for me, as an independent contractor, is that you will receive more of the commissions on real estate deals you complete.
The typical real estate office pays its agents on a percentage basis. At Coldwell Banker, for example, new agents work on a 50-50 split, meaning, the agent gets 50% of any commission, and the company collects the other 50% (actually, the company also takes a 6% "marketing" fee, on top of this ...). The agent's split goes up, as he or she gets more successful and closes more deals, but usually tops out at 65% (I think).
In return, the agent gets back-office support, as well as a desk to sit at and an office to meet clients, along with marketing support and access to free continuing education classes.
At other real estate companies, the split is more favorable. I hear that agents start at 70%, at Keller Williams, and, after paying a desk fee of several thousand ($30,000?), can keep 100% of their commissions.
The difference is, you pay more out of pocket at these companies - you pay for everything. If you want to advertise a listing, you pay for the newspaper ads, etc.
I am doing things a bit different.
The commissions split for my agents work this way:
Deals to $500,000 - agent pays me $1,000
Deals from $500,000.01 - $1,000,000 - agent pays me $1,500
Deals $1,000,000.01+ - agent pays me $2,500
The real estate agent is responsible for all marketing, etc., on their own. They also need to carry their own errors & omissions insurance, and pay their own MLS and LINK subscriptions. They also need access to their own printer, fax machine, and copier.
My agents find their own leads. They use friends and family to find clients.
In return, they are able to use my broker's license. Plus, I am always available to give advice and my opinion on anything and everything.
My agents seem to enjoy the setup. They are the independent, entrepreneurial type, who like doing things on their own. They have decided for whatever reasons to not get their own broker's licenses. They like that they can keep just about all of their commissions.
