Macallen Building Reviewed In Today’s Boston Herald
As everyone knows, I've been a fan of the South Boston / South End (SoSo) neighborhood for many years, going back to when we put down a deposit on our unit at Court Square Press, in July, 2002.
Since then, the area has undergone great change.
Where there was once empty lots, abandoned buildings, and a scattering of bars and run-down shops there are now several hundred condominiums, three or four upscale restaurants, a bustling street-scene, and ... a renovated Dunkin' Donuts.
So, I was over at the Macallen building, earlier today. It looks great.
The Macallen building is "phase II" of the Pappas' Properties Court Square Press development, at the foot of West Broadway, where it meets Dorchester Ave.
Whereas C2P is a renovated printing press building converted into 130 loft-spaces, the Macallen building is brand-new construction. There are 149 units in five floors of residential space. There are three levels of parking, below, and street-level retail (the openings of a restaurant and a second shop are imminent).
The Macallen building was reviewed in today's Herald.
Developed by Boston’s Pappas Enterprises, the 149-unit Macallen mixes upscale design with extensive use of natural and recycled materials.
Featuring teak, zebrawood and bamboo and composite quartz stone, the Macallen is one of the Hub’s first “green” condo complexes.
The smoke-free building’s insulation comes from recycled jeans, while its ductwork pipes fresh air into every unit.
Workers even finished the Macallen’s roof in seedum, a flowering plant that will change colors with the seasons. The roof also collects rainwater runoff for landscaping use.
The building has an outdoor heated pool on an 18,000 square foot plaza, 24-hour concierge, and a recreation-media room for use by all residents. There is also an onsite health club.
The developer has 75 units available for sale in the building; prices (listed in MLS) run from $599,000 - $1.68 million (yes, we're talking about South Boston, here).
However , there are two spacious studio/one-bedroom units available for resale for $475,000 and $495,000.
